Fulshear changed character almost completely after 2010. Most of what stands now is less than fifteen years old, but there is still an older rural core and outlying acreage that predates the master-planned communities by decades.
The water
A genuine split. The newer master-planned sections are on MUD supply; outlying acreage is still frequently on private well water, which brings iron, sediment and sulfur smell into the conversation instead of municipal hardness.

Almost never. In these floor plans it is usually airflow — a long flex run, a pinched bend, or not enough return. Oversizing the system makes humidity worse and does not fix the room.
